As real estate lenders with over twenty years of experience, we understand what it takes to get your deals closed.  Fix-and-flip loans are each unique and have different levels of rehab connected with each one. 

Pinetree Financial Partners offers two tiers for fix-and-flip loans; one for the less experienced "fix-and-flipper" and one for the more experienced "fix-and-flipper."

 

 

Experienced (prime) loan:

1.  Up to 70% of the After Repair Value
2.  Nine (9) month term, no pre-payment penalty
3.  11% interest rate paid monthly, in arrears
4.  5 points
5.  Closing fees - $1,000
6.  All repair money held in construction escrow and released as the work is completed

Novice (sub-prime) loan:

1.  Up to 70% of the After Repair Value
2.  Nine (9) month term, no pre-payment penalty
3.  12% interest rate paid monthly, in arrears
4.  6 points
5.  Closing fees - $1,000
6.  All repair money held in construction escrow and released as the work is completed
