How quickly can we close?
Pinetree can close in as quickly as 24 hours. We pride ourselves on giving our borrowers fast responses regarding loans terms and parameters, along with the ability to close loans quickly.
What if I plan to fix-and-hold the property instead of fix-and-flip?
We can offer longer financing if needed. Our goal is to set you up for success for every deal you do!
How does the improvement escrow money you are lending, work?
The money is set aside at closing with an independent escrow company that will release the funds as work progresses based on an agreement of both parties.
What do I need to qualify?

Do I need to personally guarantee my loan?
Most Pinetree loans are nonrecourse loans, and often we will not require you to personally guarantee your loan.

If I do a fix-and-flip loan, and it matures before I sell this house, what happens?
Pinetree strives to always work with our borrowers so that they can be successful in every deal from start to finish. If a note is coming due Pinetree will always sit down with our borrowers and discuss all options available ahead of time, including some of our longer loan programs.
